Bookings
are made and accepted only on the following conditions.
- Personal injury:
Surfbeach Apartments accept no responsibility for personal injury to Guests,
or loss of or damage to their property, or for other matters over which
Surfbeach Apartments has no control.
- Holiday tenancy:
This agreement is made on the basis that an apartment is to be occupied by
the Tenant for a holiday as mentioned in the Housing Act 1988 Schedule
1 paragraph 9 and the Tenant acknowledges that the tenancy granted by this
agreement is not an assured tenancy and that no statutory periodic tenancy
will arise when it ends.
- Under 18s:
Bookings cannot usually be accepted from anyone under 18 years old. Please see 3a. following for exceptions to this clause.
3a. Groups of well behaved teenagers are acceptable but only with the consent and guarantee of a parent or guardian. A parent of one of the group must be responsible for the booking, i.e. fill in the booking form, send the deposit, damage bond and pay the final amount due - they will be personally responsible for the behaviour of the youngsteres on holiday. The contract will be between the parent or guardian and Surfbeach Apartments and therefore they will be liable to pay for any damages incurred.
Inspections of the apartment will occur sometime during the weeks stay and any misbehavoiur or damage will result in the entire group being asked to leave before the end of their holiday. No money will be refunded and any damages overs and above the £150 damage bond (which will not be refunded under such circumstances) will be invoiced and payable on receipt of the invoice.
- Deposit:
A deposit of 1/3 of the cost of the holiday plus a refundable damage bond
of £50 (£150 for under 18s or single sex groups) must accompany the booking form. Please make cheque payable to
Mrs M Ambrose. Deposits are non-returnable unless Surfbeach Apartments
is unable to accept the booking and as specified below.
- Balance of payment:
Once a booking is confirmed by Surfbeach Apartments, the Guest is responsible
for the balance of the cost of the holiday. This shall be paid 4 weeks
before arrival.
- Non-payment of balance:
Surfbeach Apartments reserves the right to relet any holiday where the balance
outstanding is more than 2 weeks in arrears. However if we unable to relet
the holiday you will remain liable for the outstanding balance.
- Accommodation becoming unavailable:
In the event of the accommodation becoming unavailable (e.g. through fire
or illness), Surfbeach Apartments will endeavour to provide suitable alternative
accommodation or will refund all monies paid or a proportion in the case
of curtailment.
- Insurance:
Each guest will be responsible to take out adequate holiday
and cancellation insurance .
- Cancellations:
In the event of cancellations not covered by insurance, Surfbeach Apartments
will endeavour to relet the accommodation, and if successful the balance
of the cost will not be due, or if already paid, will be refunded. The
deposit is retained.
- Damage and breakages:
The holidaymaker shall keep the holiday accommodation and all furniture, fixtures,
fittings and effects in or on the holiday accommodation in the
same state of repair as at the commencement of the holiday, and shall leave
the holiday accommodation in the same state of cleanliness and general order
in which it was found. The Holidaymaker will pay a £50 damage bond
(£150 in the case of under 18s or other single sex group) when they pay the deposit and this will only be refunded
when an inspection has taken place by the owner - the cost of any damage or
breakages made during their holiday occupancy will be deducted from this
damage bond. The damage bond may not be refunded immediately as damages may
not at first appear apparent. The damage bond will be refunded with seven
days of the holiday accommodation being vacated providing no damage or
breakages have been discovered.
- Size of party:
The size of the party will be stated on the booking form. The apartments are
designed to accommodate up to six people.
- Breaking the terms and conditions:
The Holidaymakers rights to occupy the property may be forfeited without
compensation if: (a) More people or pets than specified on the Booking
Form and/or the number the property holds, attempt to take up occupation.
(b) Overnight guests are entertained without the Owners express permission.
(c) Any activity is undertaken which may cause unreasonable damage, noise
or disturbance.
- Complaints:
In the event of there being cause for complaint concerning a property, the
matter should be taken up with the owner/caretaker at once. It is important
that this is done whilst you are still at the property so that an on-the-spot
investigation can be made if necessary and remedial action taken if required.
In no circumstances will compensation
be made for complaints raised after
the tenancy has ended when the Tenant has denied the Owner/Caretaker the
opportunity of investigating the complaint and endeavouring to put matters
right during the tenancy.
- Access by the owner:
The Property Owner or his representative shall be allowed access to the holiday
accommodation at any reasonable
time during any holiday occupancy.
- Booking procedure:
Apartments 3 and 4 will take Saturday to Saturday bookings, while Apartments
1 and 2 are Sunday to Sunday.
Outside the main holiday periods and during
the winter mid-week or short breaks can usually be arranged.
It is not necessary for you to fill all the beds in the property, the price
is for the apartment not per person.
When we receive your booking form and deposit, we will send you a confirmation
of booking and details of the balance due. Provisional bookings will only
be held for 5 days pending receipt of your deposit. The balance of the cost
should reach us 4 weeks before you start your holiday .
- Late bookings:
Bookings made less than 6 weeks before the starting date of the holiday should
be accompanied by the full payment. Please allow 14 days from the time
you send the booking to the time you receive our confirmation.
- Dogs.
£15-00 per week for each dog.
Dog owners usually wish to take their pets on holiday with them. Unfortunately,
a few people and their dogs cause problems. We therefore ask dog owners to
observe the following rules (failure to do so may result in you being asked
to leave without compensation)
1) Dogs must be under strict control at all times while on the property.
2) Any fouling of lawns etc., must be cleaned up without delay.
3) The owner must bring the dogs bed or basket for sleeping in.
4) Dogs must not be left alone in the property .
5) Dogs must not lie on beds or chairs, and hair must be well cleared up
before departing.
- Arriving & Departing.
In order that your accommodation can be properly prepared, it is important
that you do not arrive before 3.00pm and that you depart by 10.00am.
